Persuasion Architecture

The subbie workflow built for people who hate typing

Anyone can walk a house with a notepad. The job falls apart in the weeks between writing the list and proving it is finished. Here is how we ensure your subbies actually use it.

01

You drop a pin

Tap the wall on the room plan, take one photo, and assign the subbie. Takes fifteen seconds per item on site.

02

They get an SMS

The subcontractor receives a direct secure link on their phone. No login page, no app download required.

03

They photo the fix

The subbie snaps the completed work from the same angle as the original photo to submit their proof.

04

You sign off

You compare the before and after photos side by side on your phone. Approve in one tap or reject with a note.

The feature that pays for itself

Close out remotely. Only revisit what actually needs you.

The fitter finishes the item and photographs it from the same angle as the original. You get a notification, see both photos side by side, and approve or send it back with a reason.

  • Rejections carry a reason, so it is not fixed twice wrong
  • Before and after photo pairs stay attached to the item forever
  • Handover readiness updates the second an item is approved
  • The client sees progress on a link without ringing you

What bad snagging actually costs

Snagging is not admin. It is the most expensive week of the job.

Every unresolved item is a trip back, a delayed handover, a retention payment sitting unpaid and an argument about who was responsible.

of total construction cost goes on rework, which includes defect correction and snagging.

One walk, two jobs

A survey is not a snag list. SnagFile knows the difference.

Most tools force everything into a defect log. On a retrofit or a fit out you need an honest record of what was there before you ever get to what went wrong.

Before the work

Property survey

Capture the property as found. No defects, no blame, just an accurate record you can price and plan from and fall back on if a dispute starts later.

  • Room dimensions typed on site in seconds
  • Window and door opening sizes
  • Existing condition rated by element
  • Photos tied to the wall they came from
  • Exports as a condition report

After the work

Snag list

Every defect pinned to the room and the wall it lives on, owned by a trade with a deadline, closed out with photo proof and a signature.

  • Critical, major and minor severity
  • Assigned to a trade with a due date
  • Photo proof approve and reject workflow
  • Handover readiness as a single number
  • Exports as a client ready snag report

Start a snag list from a survey and the rooms, dimensions and openings come with it. You never measure the same house twice.

The deliverable

The report is the product.

Nobody pays for an app. They pay for the document that releases the retention. Every export carries your logo, the room plan, the pins, the photos and the sign off trail.

  • Branded with your company details
  • Grouped by room or by trade
  • Before and after photo pairs on closed items
  • Timestamped audit trail on every sign off
Coming this autumn

The app that lives in your pocket, not your van.

Native iOS and Android apps with camera capture, voice notes straight to text and full offline working. Everything you record on site syncs the second you hit coverage.

  • Capture with no signal, sync automatically later
  • Photo and voice note in the same fifteen seconds
  • Optional LiDAR room scan on iPhone Pro
  • Fitters close out their own items from site

No meters, no seat counts

Nothing on your plan is rationed.

Software that charges per user punishes you for putting the whole crew on it, and a snagging tool only works if every trade is actually in it. So we price per company.

Unlimited users

Site managers, fitters, subbies and the client. Add everyone at no extra cost.

Unlimited projects

One house or forty units. Surveys and snag lists both count for nothing.

Unlimited storage

Photograph everything. Full resolution, kept for the life of your account.

Procore integration

Push open snags straight into punch items and keep the main contractor in sync.

Simple, Transparent Pricing

Questions

The things contractors ask first.

What is a snag list?

A snag list is an itemised record of work that is incomplete, defective or damaged and not yet ready for acceptance. Each item should say what is wrong, where it is, who is responsible and when it is due. The term snag list is used in Ireland and the UK. In the United States the same thing is called a punch list.

How do I stop going back to site just to check snags?

Require photo proof on close out. The trade submits a photo of the completed repair against the original snag, you compare the before and after side by side and approve or reject it remotely. The re-inspection trip only happens for items you genuinely need to see in person.

Do I need a LiDAR phone or a scanner?

No. You type a room name and two dimensions and SnagFile draws the plan for you. LiDAR room scanning on iPhone Pro is an optional extra, never a requirement.

Does it work with no signal?

Yes. Everything you capture is stored on the device and syncs automatically when you get back into coverage. Half the sites in Ireland have no reception past the front door.

What is the difference between a survey and a snag list?

A survey records a property as found, before any work, including room dimensions, opening sizes and existing condition. A snag list records defects after the work. SnagFile keeps them as separate job types, and a snag list can inherit the rooms and dimensions from an earlier survey so you never measure the same house twice.

Can the client see the report without an account?

Yes. You send a link or a PDF. Only your crew needs accounts, and crew accounts are unlimited.

Does SnagFile integrate with Procore?

Yes, on the Team plan. Open snags can be pushed into Procore punch items so the main contractor is looking at the same list you are.

When are the mobile apps out?

Autumn. Anyone on the waitlist gets the Contractor plan free for three months when they land, and early access to the browser version before then.

Your next handover starts on site, not in a spreadsheet.
